Home Cleaning (Maid Service)
This is an extremely important part of the services we offer, perhaps the most important. With you having encouraged your clients to book your Orlando villa, they are without doubt looking forward to enjoying the ambience of it all. It is essential for a property management company to carry out thorough cleaning expectations in order to ensure your property is maintained to the highest standards. Also to guarantee success with your clients, and potential future business. 
It is our goal to provide villa services and standards of cleaning that are second to none. Our team have been fully trained and are very conscious of the high standards of cleanliness we expect from them when cleaning the villas. All linen is washed on site, unlike other companies who remove it for cleaning and replace with someone else's.
Pool Services
In each of the villas the swimming pool is cleaned on a weekly basis by pool cleaning technicians who have been fully trained and are certified by the State of Florida . 
Every week the chemical levels are checked and if necessary fresh chemicals are added to maintain the correct balance. An analysis of this is recorded on an individual report card for each pool, along with the work that has been carried out on the pool that week i.e. pool sides, pool bottom vacuumed, and can be inspected at anytime by the homeowner. The teams are also trained in pool equipment maintenance and are certified to fit new pool pumps, heaters or anything else that may be required. Lawn Services
In each holiday home the grass is cut on a weekly basis and edges are trimmed with all debris being removed. We also keep an eye on any plants and bushes in the garden, which are trimmed if required. 
For an additional fee of $15 per month we offer a full weed and feed service, something we strongly recommend. The soil (sand) has very few nutrients in it and combined with heavy rains doesn't give much opportunity for the grass to be healthy. A lawn without regular treatment will become patchy, allowing weeds to grow and will start turning yellow. A regularly treated lawn will enhance the overall look of your Florida property .
Property Rentals
Another villa service we offer as a property management company is to help in the process of finding holiday rental bookings. This is a key part of the business for Florida 1st and even though we do not guarantee any number of bookings, we commit to helping you to get the best return from your Orlando villa.
As one of our homeowners you will be given the opportunity to include your Florida property on our rentals website to help generate interest and bookings.
Florida 1st is working closely with Florida-Direct, a new and developing villa rental website, which will increase the exposure of your Florida vacation rental property. Under the care of our property management team you will have the opportunity to list your Orlando vacation home on two professional Villa Directories, doubling the chance of attracting rental income.
Pest Control
This is $23.50 per month and offers round the clock protection against insects. We cannot guarantee to keep every single critter out, however, if they do decide to pay you a visit then we guarantee to get someone out to spray the house within 24 hours.
Termite Protection
$200 annually and is crucial for protecting the wood in the construction. This service is carried out by a recommended professional organization; and their staff have been trained to ensure application of treatment is correctly applied. It is extremely important this is renewed annually not only to ensure protection, but should you ever decide to sell the property you will be required to provide proof of continuous cover.
Property Management Maintenance
We are fortunate enough to have our own, ‘in house' maintenance manager. Mark has a wealth of experience gained from many years in the building industry in the UK . We guarantee all repairs (within his capabilities) to be dealt with promptly, which is considerably cheaper than bringing in outside labour.
Licensing
State of Florida Department of Business Regulation Division of Hotels & Restaurants
This license ensures your villa complies with the safety requirements laid down by Florida law. It is renewable on April 1st every year.
County Occupational License
All businesses in a County (of which villa rental is one) require this license.
City Occupational License
For those people who own a villa within the city limits, there is an additional license that all businesses need in Kissimmee itself.
Tourist Tax Development Number – County
This is a one-off $5 admin fee to register you with the county tax collectors office.
Sales Tax Number – State of Florida
This is a one-off $5 admin fee to register you with the State of Florida’s Department of Revenue.
Welcome Packs
We offer a Welcome Pack service for all your guests, which will be waiting for them in your vacation home upon arrival. This enables them to start their holiday in Florida the best possible way, enjoying much needed refreshments or snacks without having to go shopping as soon as they arrive.
The Welcome Pack consists of:

Cot/Crib & Highchair Hire
Per day our cot/crib hire is $35 per week and highchairs $30 per week .
